HOW WE APPROACH THESE NOTES
Useful first. Reviewed before publishing.
We start with a practical question, check the sources, and explain the limits. New articles use AI-assisted research and drafting, followed by Rachel or Ron’s review of the final wording. Our aim is a helpful comparison or a clearer next question, without publishing to a quota. No current market figures or personal experiences are invented.
MONTGOMERY COUNTY / BUYER RESEARCH
A nearby sale is a starting point, not the answer.
When you compare a Bethesda, Rockville, or Silver Spring home with a recent sale, start with the property type, usable space, condition, and location. A renovated kitchen, a different ownership structure, or an unusual lot can make two nearby addresses less comparable than they first appear.
Our starting question: what would a buyer realistically compare with this home today? Separate closed sales from asking prices. Record when each sale closed, the differences you can verify, and which facts still need checking. A sale price alone cannot explain concessions, condition, or the full transaction.
What should I bring to Rachel & Ron?
Bring the home you’re considering and two or three addresses you think are comparable. We can help identify the differences and the questions that need source documents or a professional inspection.
NORTH BETHESDA & ROCKVILLE / SELLER RESEARCH
Your home is more than an automated estimate.
An automated estimate can be a useful opening reference. It may not know about your recent improvements, a condition issue, or how your home compares with the properties buyers are touring. Treat the number as a question to investigate, rather than a promised selling price.
For a useful home-value discussion, gather the property address, any floor plans, significant improvements and dates, and known work to evaluate. Rachel & Ron can review relevant sales and current competition. A market opinion is different from an independent licensed appraisal, and neither guarantees a future sale price.
What does the free report request do?
It saves your address and email in Ron’s private AskRR inbox. Rachel & Ron prepare a property-specific report and reply by email. There is no instant estimate, scheduled call, or automatic marketing subscription. The report requires their manual follow-up.
BRIGHT MLS-POWERED DISCOVERY / UNDERSTANDING STATUS
Coming Soon does not mean available to tour today.
A listing’s status and its public distribution are separate questions. Seller instructions, brokerage participation, and MLS display rules influence what appears on a portal. AskRR’s embedded HouseMe search displays the eligible inventory its provider receives. It does not promise every MLS listing, office-exclusive listing, or Coming Soon property.
Before planning a visit, confirm the current status and permitted showing arrangements with the listing professional. A home visible online may already be under contract or no longer offered. The word exclusive on AskRR describes the combined search, original guidance, and personal service experience, unless a specific property’s exclusive status is separately verified.
Why can different websites show different information?
They can receive different permitted feeds and update at different times. Distribution restrictions can also apply. Confirm the property details and current availability rather than treating any one portal as a complete inventory.
BUYING / THE COMPLETE PICTURE
Compare the monthly cost, not just the price.
For homes in Montgomery County, Prince George’s County, or elsewhere, compare a lender’s estimate with taxes, insurance, association charges, and property-specific assessments. A lower asking price does not necessarily mean a lower monthly cost.
Keep the same columns for every finalist. Distinguish one-time closing expenses from recurring costs. Check the relevant government tax resources and the property’s association documents. Ask your lender which assumptions are in the estimate and which could change. This guide is educational and does not determine loan eligibility.
Can I use the current owner’s tax bill as my budget?
It is a reference, not a promise. Credits, assessments, ownership changes, and local charges can affect your future bill. Verify the property-specific estimate with the responsible tax office and your professionals.
HOME TOURS / QUESTIONS WORTH KEEPING
Leave the tour with better notes.
Use the same practical questions in every home: how the rooms work, natural light, storage, laundry, stairs, parking, maintenance responsibilities, and your actual travel routes. Compare property features and verifiable information, without relying on demographic assumptions or subjective neighborhood rankings.
In Silver Spring, Bethesda, and beyond, verify the exact address, jurisdiction, and ownership documents. Write down questions while they are fresh. A photo may help you remember a layout, but it cannot replace an inspection, document review, or confirmation from the relevant professional.
What should I verify before making an offer?
Ask your agent about the relevant disclosures, financing conditions, inspections, association documents, included property, and deadlines for this transaction. For D.C. or Virginia, use appropriately licensed representation.
